Residential Construction Superintendent

ROLE AND RESPONSIBILITIES

  • Manage a team of workers, including work schedules, project progress and resource allocation
  • Create cost estimates for labor, supplies, materials and other project costs
  • Collaborate with clients, Project Managers, other construction management to determine budget and timeline
  • Coordinate materials and equipment delivery with vendors and suppliers
    Create schedules for workers and subcontractors
  • Hire additional subcontractors and assign work accordingly
  • Maintain a daily log for the job site’s operations, reporting to management as necessary
  • Make changes in the operation as necessary to best meet construction deadlines
  • Implement management techniques that are cost-effective and efficient
  • Excellent communication abilities, including writing, speaking and active listening
  • Knowledge of construction budgeting best practices
  • Good planning skills, including design execution, resource allocation and contingencies
  • Understanding of construction equipment, including safe operating practices and signs of maintenance issues
  • In-depth understanding of local, state and federal construction regulations
  • Great problem-solving and decision-making skills
  • Effective leadership abilities, like motivation, goal-setting and conflict management
  • Organizational skills, including time management, delegation, prioritization and multitasking

Project Manager

ROLE AND RESPONSIBILITIES

  • Oversee management of construction operations of assigned projects, including
    profitability, personnel, management of risks and opportunities, and delivery of an
    exceptionally built product.
  • Ensure all work is built in accordance with the established quality standards and
    delivered ahead of schedule and under budget.
  • Ensure all warranty work is completed in accordance with the established procedures and timeframes.
  • Ensure that policies and procedures of Whisper Homes, LLC are adhered to.
  • Monitor and evaluate schedule effectiveness and cycle times
  • Enforce quality standards for materials, workmanship, and final product.
  • Complete understanding the project’s financial status and cost reporting.
  • Complete understanding of the project’s procurement status and strategic purchases.
  • Ensuring the effectiveness of all contractors employed by the company.
  • Recruiting, interviewing, training, managing, motivating, and leading all direct reports.
  • Participate in the design process, production of plans and specifications as well as their ongoing value engineering, enhancement, and updating
  • Keep corporate office informed of all project issues, status of issues and
    recommendations for resolution.
  • Monitor budgets to ensure adherence and identify potential over-runs and/or areas
    for cost reduction.
  • Monitoring building official satisfaction and assisting with the resolution of any issues.
  • Ensure subcontractors and vendors are being properly managed and supported by site teams.
  • Ensure subcontractor pay cycles are kept to a minimum.
  • Enforcement of the Corporate Safety and Quality Control plans.
  • Complete ownership of financial status and cost reporting of assigned projects.
  • Enforcement of the procurement strategy and implementation of a strategic alliance
    program.
